Colorado closing costs: buyers & sellers
Colorado closing costs depend on the purchase contract, financing, property and service providers. There is no single title-company fee that represents the entire cost of closing. Begin with an itemized estimate and check what each party has agreed to pay.

What is included in closing costs?
Organize the estimate into clear groups: loan charges; title insurance and settlement services; recording and other applicable government charges; and prepaid items or adjustments. A charge can be part of the transaction even when someone other than the buyer pays it.
Who pays closing costs in Colorado?
Look at the signed purchase contract and any amendments. Colorado’s residential contract form provides places to allocate title evidence, closing and other costs. Your completed agreement matters more than a general statement about what sellers or buyers usually pay.
Buyer costs and cash to close
Your loan and transaction documents separate closing charges from the down payment and credits. Earnest money, lender credits, seller credits and prorations can affect the remaining amount due. Ask the lender and settlement team to reconcile any differences before you transfer funds.
Seller costs and proceeds
For a seller, the useful number is estimated net proceeds. Ask for a statement that accounts for the sale price, loan payoffs, agreed compensation, seller-paid charges, credits and adjustments. Your mortgage balance shown online may differ from the payoff amount required for a particular date.
An example of the distinction
Suppose a hypothetical buyer needs a $40,000 down payment, has $8,000 in closing charges and prepaid items, and has already paid $5,000 in earnest money. With no other credits or adjustments, the remaining amount is $43,000. This illustrates arithmetic only; none of those amounts is a Colorado average or a Newfound fee quote.
How should I compare title quotes?
Give each provider the same property, price, loan amount, closing date and policy needs. Ask for a full list of charges and exclusions. A low settlement fee does not by itself establish a lower total, and a higher estimate may include items another quote leaves out.
What should I ask before closing?
Ask which charges changed, whether the contract allocations were applied, what title items remain unresolved and how funds should be delivered. Verify payment instructions through a trusted phone number established independently of a last-minute email.
