Title work, explained
A title search examines property records for matters that may affect ownership. The title commitment sets out requirements and exceptions for a proposed policy. Ask us to walk through the commitment, outstanding items and the work needed before closing.
Support for your Colorado transaction
Whether your property is in the Front Range, a mountain community or the Western Slope, give us the exact address and county. That helps us confirm the service arrangements, documents and timing appropriate to the property. Buying with a loan, paying cash and selling an existing home each create a different closing checklist.
Explore Colorado coverage
Our Colorado coverage includes Denver–Aurora–Centennial, Colorado Springs, Greeley, Fort Collins–Loveland, Boulder, Pueblo and Grand Junction, plus the Rifle–Glenwood Springs, Durango and Edwards–Vail markets. Our Denver-area address is 355 S Teller St, Suite 272, Lakewood, CO 80226. Contact us before arranging a visit or signing appointment.
What should a title quote include?
Ask for a breakdown of policy premiums, settlement services, recording charges and other applicable items. Confirm which charges are estimates, which party is expected to pay, and what information could change the total. A title quote is only one part of the money needed to close.
Can you help if I am selling without an agent?
Tell us that the transaction is for sale by owner when you request a quote. We can discuss the title and settlement work for the property and explain what we need from the parties. Ask your own attorney about contract drafting, negotiations or legal questions.
Can I close while out of town?
Discuss signing arrangements early. Availability depends on the documents, lender, parties and transaction. Do not assume that every document can be signed remotely; confirm the approved method and timing with your closing team.
Plan your next step
Share the property address, purchase price, financing details and expected closing date. Our team can help identify the title and settlement information needed for your transaction.
