Florida title insurance: coverage & costs
Title insurance addresses covered ownership problems, subject to the terms and exceptions of the policy. Before a Florida closing, ask which policy protects you, which policy protects the lender and what is included in the quoted premium.

Owner’s policy versus lender’s policy
An owner’s policy protects the property owner’s insured interest. A lender’s policy protects the lender’s insured interest. Buying lender coverage does not give you an owner’s policy. Ask to see the proposed coverage and exceptions for each.
Is title insurance required?
A lender may require a lender’s policy as a condition of the loan. Owner’s coverage is a separate decision. Ask your lender about its requirements and discuss owner’s coverage with the title team before deciding which policies to obtain.
How much is Florida title insurance?
Florida establishes title premium rates by rule. The amount depends on the coverage and transaction. Ask for the applicable rate, coverage amount, endorsements and any reduced-rate eligibility to be explained. The Department of Financial Services provides a consumer overview linked below.
What does a premium example mean?
For original owner’s coverage of $500,000, the published base schedule produces $2,575: $575 for the first $100,000 plus $2,000 for the remaining $400,000. This is an illustrative base premium, not a full closing quote. Other coverage, reduced rates, endorsements and transaction charges can change the final figures.
What should I check in the commitment?
Read the proposed insured parties and property description, then review the requirements and exceptions with the closing team. Ask what must be resolved before a policy can be issued and whether an exception affects your intended use. Raise legal or coverage questions before signing.
Can I choose the title company?
Discuss the selection with the other party and your lender, and review the contract. Ask how the choice affects the closing arrangements and itemized costs. The Florida consumer overview explains the roles of the parties and lender approval.
What information helps produce an accurate quote?
Share the address and county, purchase price, loan amount, expected closing date and any available prior owner’s policy. Ask for the premiums and settlement charges to be identified separately, with the assumptions used to calculate them.
